How long have you been in the "luxury home" building business?
Cole Builders is a third generation home builder, we started building homes in the 1950’s.
How do you calculate sq. footage costs?
We bid homes based on what our clients want in their home. As plans are being drawn and finalized, we guide clients through the process of building a home. This process enables us to capture our clients wants and needs and we can then calculate cost.
Is the price of the land included in sq. ft. costs?
As long as we know which lot or land the home will be built on, yes.
Do you have land or lots to build on or do I have to have my own?
We have lots and land available. As well, we can help find land for our clients.
Will you build on my land/lot?
Yes
Can I use my own plan?
We can build any plan and customize however the client likes.
How long does it usually take to build a 5,000+ sq. ft. home?
Typically, seven to nine months. Weather, complexity of finish out, and client decisions during constructions are factors which can speed up or slow down the process.
What kind of foundation do you use? ie: post tension, piers, slabs, Pier and beam, etc.
We have built all types of foundations. Our process is to have a geo-technical engineer perform a soil test on the lot/land. With the data, we have a structural engineer design the foundation. If the client has specific requests, we can work to accommodate.
Are your homes energy efficient?
Yes, We always build above government requirements. We offer our clients a return on investment approach to energy efficiency which enables them to make decisions on their home.
Do you do a "one time" close on the loan?
We have many times, however, many prefer the flexibility of construction loans. Our clients decide what is right for them.
Do you have your own sub contractors?
Yes. We have and will work with our clients contacts if they wish.
What is the difference between a "tract" builder and a "luxury Home" builder?
Truly custom and one of a kind, flexibility, craftsmanship, quality, selection, style. It’s like owning an original painting vs buying the print.
